Don't. I did that. Then they expected too much for a terrible budget. When you say you can't do it then they take it to freelancer.com or fiverr.com. 3 months later they come back to you asking if you can fix or the problems they have from the new (terrible) website...but again, the budget will be ridiculous.
    Rinse and repeat.
    For 3 years.

@sleek I can only suggest what happens in the UK but often a marketing company expects a Wordpress site to be built for around £250 - because, as they will always state "it's a simple, straight-forward website" and they always think it will be easy to find developers. But it is never a simple straight-forward website. They will chop and change, and the client will more than likely completely change their mind as things develop (regardless of previous mock ups).

So at the very start you should state that you charge an hourly rate (inclusive of meetings and email conversations).
When you think about it - all the conversing with the client, building the site, changing it from their feedback etc - this could be 3+ weeks of your time, working 8 hours a week day. So £250 isn't enough.

Also be careful with how much work you do for one client, and what agreements are made. I ended up doing a lot of work for one particular company, which was great but it meant not having the time for other work. And I was even drafted in to work in their office a couple of days a week. Suddenly you feel like you are working full time for one company, without the benefits of a normal salary. And as much as I liked the people who worked there, working in a marketing office wasn't my plan, so awkward conversations had to be made.
